REFURBISH v REDEVELOP

At Unite Students, we are aware of the carbon impact of demolition and construction of a new building. Unite Students carefully considered a number of options to address fire safety assessments and the changing regulations and new legislation.

The extent of the required safety refurbishment works are great, meaning, much of the existing building would need to be removed and stripped away. When this is coupled with other efficiency and sustainability works and improving student amenity space, it is felt that the only feasible, viable or credible option is to redevelop the site.

Unite Students has developed a sustainable construction- framework with the aim of achieving net-zero carbon
in construction and operation. Any development will be BREEAM Excellent and will include:

• SolarPV to generate zero carbon electricity on-site and reduce carbon emissions by a minimum of 15% per the core strategy policy;

  • High-efficiency air-source heat pumps will provide heating and domestic water;

  • High performance glazing and efficient building fabric performance will reduce thermal losses.
